Digital Infrastructure Brokerage · Central Mexico

Mexico's Digital Infrastructure. Without the Guesswork.

US hyperscalers and data center developers are moving into Mexico. The ones who move confidently have a trusted guide with boots on the ground, relationships on both sides, and zero upfront cost. That's exactly what we are.

The Obstacle

You see the opportunity in Mexico.
Here's what's in the way.

The demand for data center capacity in Mexico is accelerating. The sites exist. The power is developing. The sellers are ready. What's missing is a trusted bridge — and that's exactly the gap Xolo DI fills.

A Fragmented Market

There's no single source for qualified land with confirmed power availability and clear title in Mexico. The information is scattered, relationships are required, and most available listings don't come with the due diligence a hyperscaler demands.

No Trusted Local Partner

Most brokers either don't understand US deal structure — or they lack the relationships to make it real. You need someone who's genuinely fluent in both rooms: US capital markets and Mexican business culture.

Media Noise vs. Reality

Coverage of cartel activity and grid instability has created an inflated perception of risk. You can't separate the headlines from what's actually happening on the ground in Aguascalientes — and in the absence of trusted intelligence, the default is inaction.

What We Deliver

Three things no one else
brings to this market.

Xolo DI bridges the gap between US capital and Mexican opportunity. Here's what that looks like in practice.

01

Qualified Land

We identify parcels in central Mexico's established industrial corridors — screened for fiber proximity, water access, road access, and clear title. By the time we bring you a site, we've already done the work that would take your team six months to replicate.

Due Diligence Included
02

Confirmed Power

Grid access assessed. Behind-the-meter solutions mapped. Private power development connections activated. We tell you what the power situation actually is — not what you want to hear — and then we show you how to solve it.

Grid + Behind-the-Meter
03

Trusted Facilitation

We stay in the deal from introduction to close — translating not just language, but culture, expectations, and deal structure. The relationships we bring are real. The sellers we work with are motivated. The process we manage is transparent.

Introduction to Close
The Process

How Xolo DI Works

We keep it simple. Three steps, zero upfront cost, and we stay in the deal until you close.

Step 01

We Assess.

Tell us your requirements — location, power load, timeline, deal structure. We go to work evaluating available land against fiber, water, power access, and clear title. No cost to you.

Step 02

We Package.

We compile a qualified land opportunity — due diligence complete, power options mapped (grid and behind-the-meter), permitting pathway outlined, and local relationships activated.

Step 03

We Broker.

We facilitate direct negotiations between you and the land owner or power developer. We stay in the deal — translating not just words, but culture, expectations, and industry-specific terms — until you close.

Our fee is earned at close. Until then, we work at our cost. Your risk of engagement is zero.

The Opportunity

The question was never "Should we go to Mexico?"
It was always: "Why haven't we already?"

Mexico has the land, the labor, the logistics, and the proximity to North America's fiber infrastructure. Two of our three founding partners are Mexican nationals — born and raised, with deep roots in Aguascalientes. We didn't enter this market from the outside. We grew up in it. Every deal we close is also an investment in local community, in Mexican labor, and in proving that the media narrative has never been the whole story.

"Mexico doesn't need to be discovered. It needs to be represented, invested in, and given its rightful place in the North American digital infrastructure ecosystem."
That's not a tagline. It's the reason Xolo DI exists. We are not neutral intermediaries — we are advocates for the market, the communities, and the labor force that makes it possible.
Why Xolo DI

We didn't enter this market from the outside.
We grew up in it.

Three founding partners. Two sides of every deal. One mission.

The Cost of Waiting

The deals are happening.
Are you in them?

The gap between US capital and Mexican opportunity is closing — with or without you. Every quarter of delay is market share ceded to competitors who moved faster, secured better sites, and locked in more favorable power agreements.

  • Competitors who act faster will secure the most advantageous sites in established industrial corridors
  • First-mover power agreements in Mexico's developing private energy market are limited — they don't wait
  • Demand for data center capacity in Mexico is accelerating. The window for best-in-class sites is now
  • The relationship-based nature of Mexican business means early movers get long-term advantages. Late entrants pay a premium — in time, in cost, and in access
